  • You'd wash it, vacuum every crumb out of the seats and have it detailed until it sparkled.

  • Touch up little scratches & maybe fix that dent you've been meaning to get to.

Whether it's a practical family SUV, a sporty convertible, or a vintage collector's piece, you want buyers to see its value from the very first glance. Because you know first impressions matter.

Making a Lived-In Home Feel Like a Model Home

One of the biggest misconceptions I hear is that Home Staging means moving everything out and replacing it with designer furniture, also known as Vacant Staging, which is one approach.

Hanisch Designs, however, specializes exclusively in Occupied, Lived-In or Partial Staging, which are some descriptions used in our Sacramento market.


My process begins with a Buyer's Eyes Consultation. Together, we identify what can stay, what can be rearranged, and where a few strategic updates can make the biggest impact. Sometimes it's editing furniture. Sometimes it's fresh accessories or artwork. Sometimes it's recommending a paint color that creates a lighter, more inviting backdrop. The goal isn't to make your home feel cold or impersonal.

It's to create a warm, welcoming space where buyers can picture themselves living. A home that feels current, spacious, and cared for. A home that stands out and creates a positive emotional connection.

I often tell clients that staging costs are typically far less than a first price reduction.

Occupied Staging Investment: $4,300

Under contract in just 5 days.

Sold for $50,000 over asking price.


Return on Investment - $41,300



Of course, no single improvement creates those results on its own. Market conditions, pricing strategy, marketing, and the Realtor's expertise all play important roles. But together, thoughtful preparation and transformed buyer perception, elevated the home's perceived value.
